The Ministry of Housing has recently released new regulations legally requiring landlords to perform regular checks on their electrical installations within their properties. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 falls under Part 5 of the Housing and Planning Act 2016.These checks must be carried out by fully-qualified professionals at least every five years to ensure that the electrical systems are both safe and in full working order.At the end of the checks, landlords are required to provide a copy of the electrical safety report to their tenants.

The new regulations come into full force in new tenancies from 1 June 2020, and existing tenancies from 1 April 2021 and only apply for England.
